Property Management
Owning a rental shouldn't feel like a second job
Most management pages exist to sign you up. This one starts a step earlier: should you be a landlord with this property at all? Tell me about it and I'll come back with what it should rent for, what management would cost, what you'd actually net after vacancy and repairs, and — if that's where the numbers land — an honest case for selling instead.

What to expect
What I'll ask you about
The property and its condition
Type, size, age, and an honest read on condition. Condition drives the rent, the tenant it attracts, and how quickly it leases.
Who's in it now and what it rents for
Vacant, tenant in place, family living there, or someone moving out soon — plus the current rent and when the lease ends.
What made you look for management
A PCS, a tenant situation that went sideways, a manager who stopped answering, or simply being tired of being the one on call.
Whether keeping it is actually the right move
Your loan, your rate, and what you need it to do for you. Sometimes the honest answer is that selling beats renting.
The value exchange
What I do with your answers
Run the real numbers
Market rent, realistic vacancy, a maintenance reserve, the management fee, and what actually lands in your account each month. Not a gross rent figure dressed up as income.
Tell you honestly if selling beats renting
Most management pages would never say that. If your equity, your rate and your situation point toward selling, I'll show you both sets of numbers and say so plainly.
Screen tenants the way I'd screen my own
Income and employment verification, rental history, credit and criminal screening, and a consistent written standard applied to every applicant.
Take the calls, the repairs and the legal obligations
Texas has real rules about deposits, notices, repairs and timelines. Those become my responsibility, not yours — including the 11pm call.
The process
What happens next
- 1
You answer the questions
Roughly five minutes on your phone. Your progress saves as you go, so you can stop and come back.
- 2
I review it personally
Not an assistant, not software. I pull comparable rents on your street and look at what the property realistically supports.
- 3
You get a call and a written rent analysis
Within one business day: market rent, expected vacancy, maintenance reserve, fees, and what you actually net — with a sale comparison if your answers warranted one.
Who you're working with
An owner's advocate, not a leasing desk
I'm Sheldon Brown — REALTOR®, property manager, and investor serving Greater San Antonio and New Braunfels. I own rental property myself, so the reserve, the turnover cost and the 11pm call are things I plan for rather than discover. Because I also list and sell, I can price the hold and the sale against each other honestly.
